Owner Update with an IMPORTANT NOTICE

Dear New Claim Owners,

Your HOA is making progress in rebuilding New Claim’s financial health, and we now have enough in our Reserve Fund to complete the scheduled carpet replacement in our building. We have come a long way, as just over 2 years ago we had no money in our Reserve Fund or in our General Fund. The Architectural Committee has presented 3 carpet choices for the HOA Board to select from. We plan to have all the common area carpet installed before the holiday season. Won’t that be a beautiful upgrade! Check the New Claim website for photos once it’s done.

For those owners with air conditioning, the roof vents will be covered on November 1st. Please do not enable air conditioning until notified in the spring that covers have been removed..

Seasonal rentals are coming up. We remind owners that our HOA has limits on occupancy. Long term rentals (over 30 days) are restricted to 4 persons in a 2 bedroom unit, and 2 persons in a 1 bedroom unit. Nightly rentals are restricted to 6 persons in a 2 bedroom unit and 4 persons in a 1 bedroom unit. Any violations will be subject to fine. These reasonable occupancy limits were approved at an annual meeting several years ago to help limit wear and tear of the common area and to help keep our utilities (water!) in line. These are costs shared by all owners. These limits are part of New Claim’s House Rules.

We have had several question regarding Comcast TV’s and Internet. Please note that the New Claim Condominium HOA provides Basic Internet and TV. Internet is only good for Web surfing and Emails. If you want to Stream, you are best to get your own service.

Important - Read Now:

We have just been informed that Lot D (our parking lot) will have maintenance this week. We have attached the Prospector Square notice. Please be informed, and inform your tenants. Each half of Lot D will be closed off for part of the week and vehicles may be towed.
